1. What are the signs my roof has problems?Probably the single most asked question, and one that is reasonable to ask. The simple answer is that visible signs are an obvious indication. The complicated answer is that roof damage or issues isn't always visibly obvious. At first glance, you can see common roofing issues such as: Missing shingles Water stains inside of the home Exposed roof components that look out of place However, there are also times where you might not see apparent roof issues such as rotting plywood, pipe collar cracks, or leaks. In this case, you have options, which lead to our next question.

3. What can I expect to pay for a new roof?In the event that it makes sense to move forward with a brand new roof, you have a few options, but the most common question we get is, “How much will a new roof cost?” The answer varies depending on a few factors. One, the size of your roof will ultimately determine how much a new roof costs first and foremost. Roofs are measured by what is called “A Square” and this means 100 square feet. Pricing is done per square, which includes tearing off the existing shingles, laying the new garment, followed by the asphalt shingles. The cost per square is determined by the type of shingles a homeowner selects. As an example (this is NOT an actual quote and pricing for your specific situation will likely vary): Three Tab Shingles – $425 per square Suing this number, an average size home at about 20 square would run a homeowner about $8,000 for a new roof. While this is just an estimate and assumes there aren't any extras needed such as replacing the underlayment or fixing flashing, the price is ultimately determined by the size of the roof. A townhome will be much cheaper than a larger home. The type of roof you choose to go with will also determine the final cost. So it's important to keep all of this in mind. This example was given strictly as an idea of where it could fall in total cost.

2. What to do if I have a roof leak?Perhaps your out in your yard and notice a few missing shingles or one morning you wake up and notice that the bathroom ceiling has developed a stain from a leak. In the case of a roofing leak, you have options. Sometimes people ask if they need a new roof because of a leak, and the answer is always it depends. Factors such as the age of your current roof, the current warranty (if there is one), and the scope of damage that created your roof leak will ultimately determine the next steps. In either case, the first step is to always get the issue inspected by a roofing company… an honest roofing company. So it's important to find one you know you can trust. 4. Does my roof or will my new roof have a warranty?Whether you just got a new roof or perhaps you have a roof that is a few years old and you are still covered by a warranty, most roofs do have warranties. Similar to roofing prices, roofing warranties vary depending on the company that roofs your home and the type of shingles you select. For example, the Tamko Heritage Limited Lifetime Warranty comes with a 15-year limited wind warranty term with high wind application 130 mph wind-resistance warranty in addition to a 120 month algae cleaning term. That being said, product warranties are determined by the shingle supply company like Tamko or Owens Corning. The labor warranty depends on the shingle installer. Always do your due diligence when it comes to a roof warranty before getting a new roof!

5. What different types of asphalt shingles are there?The most common roofing material is asphalt shingles, which happens to also be the most durable and affordable. But not all asphalt shingles are created equally. Asphalt shingle technology has increased tenfold over the years and shingles from 2005 pale in comparison to asphalt shingles in 2021. That being said the most common type of asphalt shingles are your common “Three Tab Shingles.” Three-tab shingles are hardy, affordable, and very common. However, they don’t look or perform as well as the super-durable architectural shingles. Architectural shingles give the look of cedar shingles, however, hold up as asphalt shingles do. They also are more durable because they are thicker. Shingles come in a variety of colors.

6. How long will it take to replace my roof?One day. A reliable company can replace a single-family home’s roof in one day. This includes removing the old shingles and underlayment, then replacing both with new underlayment and shingles, followed by a thorough clean up! There can always be exceptions due to unforeseen circumstances or things outside the roofing project that create an impact, but this is by far the average time frame.

7. What should I be asking any roofing contractor before hiring them?There are some very important factors to consider when looking to hire a roofing contractor. The last thing you want is to have more of a liability to deal with from hiring the wrong contractor instead of getting the fixed roof you need.
